Exterior
The house has two front porches, one on the ground floor level, and one above it, with access off of the master bedroom.
The exterior of the home is wood frame, with a stone foundation and a shingle roof. The windows are wood, with storms.
The climate control system is a brand-new heat pump/air conditioning system, which is still under warranty. Separate thermostat in the master bedroom controls the upstairs climate, allowing for maximum comfort and efficiency. It worked perfectly during the frigid temperatures we have had this winter. The new electric system has significantly lowered the energy bills. And, a substantial amount of "tightening up" work has been done in the past three years, as is necessary for an 1891 home.
The house actually sits on one and a half lots, and is thus 50% larger than most Columbia-Tusculum lots. The extra "half lot" allows for a private driveway and two car garage, which is extremely rare in Columbia Tusculum.
The front landscaping wall has been completely re-built, and the front of the house is landscaped with boxwood, holly, peonies, butterfly bush and an ornamental cherry tree. The driveway is lined with mature (but maintained, and recently limbed-up) crabapple trees that flower a white-ish pink each spring. The backyard is planted with arbor vitae, a tricolor beech tree, and perennials. There is a sitting/grilling area outside the back kitchen door.
Living Room and Dining Room
The front door opens onto a hall and staircase with architectural detailing. The living room opens up on the left. It is brick, and features a fully functional wood burning fireplace. The floors throughout the house are pine (wall-to-wall carpeting removed and the floors were refinished in November, 2003.
The living room has a bay window, wood shutters, and new, architecturally appropriate lighting. The living room is approximately 17 x 14.
The dining room also has a bay window, which includes an architecturally distinct exterior door. There is wainscoting, original woodwork, and new, architecturally appropriate lighting. The dining room is approximately 15 x 15.
Bedrooms
The house has three bedrooms, includling a generously proportioned master bedroom that features a sitting area, a fireplace with a quarter sawn oak mantle piece, and new archicturally appropriate ceramic tile. The lighting has been completely upgraded, and new blinds were installed in the Spring of '06. The master bedroom opens on to the upstairs porch. The master bedroom is approximately 15 x 14, and the siting area is approximately 9 x 8.
The second bedroom features a private, suite-style bathroom and a clawfoot tub. It is approximately 11 x 7. The lighting has been completely upgraded, and new blinds were installed in the Spring of '06.
The third bedroom is on the first floor. It is currently used as a study, but could easily be converted back to use as a bedroom. New blinds were installed in the Spring of '06. It is approximately 15 x 8.
Bathrooms
The house features two full bathrooms. The master bathroom was renovated down to the studs in March, 2006. It has all new plumbing, cabinetry, faucets, lighting, blinds, etc. The shower is ceramic tile, as is the floor. There is ample closet space.
The second bathroom is off of the second bedroom. It has a clawfoot tub, sink, vanity, toilet and blinds. It has a walk-in closet.
The second bathroom is off of the second bedroom. It has a clawfoot tub, sink, vanity, toilet and blinds. It has a walk-in closet.
Kitchen/Laundry/Pantry
The kitchen is approximately 12 x 11, not including an attached laundry room and pantry. The kitchen has a new stainless steel refrigerator, gas stove and wood cabinets. The pantry has new wood shelving. Utility sink in the laundry room.
